Landlords must follow all applicable federal and state laws, including ensuring the residence meets basic standards of habitability and safety. For instance, heating, plumbing and electrical systems must be kept in good working condition and meet all applicable health and safety codes. Landlords must also respect the tenant's privacy and usually must give 24-hour notice before entering the property for maintenance or repairs. Finally, if the landlord is aware of any illegal activity occurring on the premises, he or she may have an obligation to evict those tenants for the protection of the others.
